"Amberwalk Townhomes near Murrieta Town Center"

These are lovely townhomes on quiet, tree-lined streets, across from the Town Center which houses the police station and City offices. There are 2-bedroom and 3-bedroom units, and I believe all have 2-car attached garages. When built in 2004, the models were highly upgraded (we own and rent out one). Some of the homes have fantastic views of the Santa Rosa Plateau (ours does), and all are within 1/4 mile of Murrieta Elementary. They are connected to Thompson Middle School and Murrieta Valley High School as well (see my review of the West Side of Murrieta). There is a community pool, bar-be-que area and a couple of tot lots, with lovely common areas. The kids seem to like to play outside with neighbors' kids. The community is gated, with keypad entry. It is about a 3 minute drive to the onramp of the 15 freeway, for commuters to Camp Pendleton or San Diego areas. That's as close in drive time as many areas of Temecula that are farther from freeway on ramps. Also very close to shopping, as well as restaurants (The Mill, Anthony's, Downtown Pub Chik Fil A, and Applebees west of the 15, as well as Chili's, Hana Sushi and Jade [chinese] just to the east of the 15 off Cal Oaks/Kalmia). It's near all the big box stores in Murrieta -- Lowe's, as well as Best Buy, Staples, Office Depot, Bed Bath & Beyond in Village Walk, Home Depot, Murrieta has "all the usual suspects."

Pros Cons
  1. Lovely architecture
  2. Attached garages
  3. Close to everything in Murrieta
  4. Attached to great schools
  1. Parking can be tight for visitors
  2. HOA
  • Recommended: Yes
  • Recommendations: Looking for apartments, try Madison Condos (some owners rent those). Looking to buy, try some of the neighborhoods built before 2005, as these have lower tax rates and no HOA -- such as Countryside off Washington at Weeping Willow or the tracts off of Jefferson & Lilly -- though they also do not have the newer look, feel and location that Amberwalk and Amberwalk at Ivy have.
  • Appearance: gated, well manicured with grass cut, looks uniform, curbs, common areas maintained, suburban, neighborhood parks, neighborhood pool
