"Quiet, Close, Comfortable"

The Bluffs on the New River is a subdivision three miles outside of Jacksonville City limits. The community boasts comfortable homes on half acre to five acre properties. Roughly one mile from the elementary school, close to private schools, and has many homeschool families, too. Kids and families are not at a loss for things to do, as The Bluffs has multiple common areas with a playground, sports field, two ponds (one centered in the middle of the community and a natural pond-with excellent fishing) and a canoe launch directly on the New River, as well as a nature trail. Home prices are deceiving with market value fluctuating, many houses starting at the low 200's and upwards of 300k, with square footage roughly between 1800 and 4100 heated square feet. Rental properties abound with many families wanting to return to the neighborhood after PCS moves. HOA fees are low (at $300/year) which covers common area maintenance, upkeep, improvements and property management. Most complaints about the HOA are because they ask that you keep your trash out of site from the road, landscaping fresh and tidy, as well as power wash your home to remove unsightly overgrowth of mold. Crime rate is low, but typical of the area with all reported crimes consisting of non-forced entry and unlocked vehicular pety theft (if you leave your car unlocked anywhere you risk losing valuables). The rate in which this happens is less than once per six months/year.
