"Historic neighborhood with excellent location but not great schools"

Beautiful/historic/tree-lined neighborhood. Homes built in the 40s - many have been updated. Schools not great. HS is fine, but most kids go private for elem/middle. Awesome location - less than 10 mins to downtown, less than 2 mins to base. 5 mins to great shopping (Banana/Gap/Neimans/Anthro/Lululemon/JCrew) and grocery (Central Market!) and gyms (LA/24/barre and yoga classes!). Less than 3 mins to restaurants, bars, churches, banks, cleaners, gas, drug stores. Perfect for people wanting the culture/character/demographic of "city life" with the convenience of a suburb. Traffic not an issue. FW is a big city (and apt's and hwy are nearby) so security systems/gates are suggested, but we always feel safe, even when daddy's away. FW's finest (zoo, rodeo, gardens, 7th St, TCU, Joe Ts!) are so easy to get to and we take advantage often. The schools are the biggest downside, but there are tons of kids in the neighborhood (ours is not school-aged yet so we'll cross that bridge eventually).
