"Ugly Neighborhood but the best"

Kings Grant is one of those neighborhoods that everyone tells you to move to and you think it's not that pretty so you decide on living somewhere else in Virginia Beach, however after a few years you really wish you had moved there and not judged a book by it's cover. The neighborhood is wonderful and Kingston Elementary is in the middle and everyone walks their kids to school every day. It's charming and a popular neighborhood among military and locals. The main area is called Little Neck and most people who grow up in VB live in Little Neck of live off Great Neck Rd. Also, there is a local swim club and tennis club outside the neighborhood that all the neighbors belong to in the summer.

"Everyone knows everyone"

I love the "everyone knows everyone" feeling of this neighborhood. Kingston elementary is rated a 10 on great schools web site. www.lynnhavenbaseball.org is a great pony league in the neighborhood. I also love that it is easy to hit the beachfront from this area. It helps that is near my favorite pizza place called Smitty's.

"We LOVE Kings Grant!"

When we returned to Hampton Roads a few years ago, we knew we wanted to buy a home in a great school district. We are so thankful we chose a home in Kings Grant. Centrally located down Little Neck Rd, Kings Grant is convenient to all three Navy bases, about 15 mins from beach (or pretty much any fun destination this side of the tunnel).

Most of the homes are built in the 1960s and 1970s so they are a bit older and smaller than other areas, but most homes have beautiful hardwood floors throughout and are well-maintained. Mature trees and beautiful gardens are found throughout and many homes have water views.

There are tons of activities within a half mile radius of our home. Over the last two years, my kids have played soccer, swam on the local swim team, joined cubs scouts and brownies, played basketball and t-ball, taken dance and art classes all within a half mile or mile from home. This is a huge for a Mom of four busy kids. Too much to list, great place!

"Older, established neighborhood with new and older families mixed together."

Kings Grant is a beautiful, older, well maintained neighborhood. The schools are what drove us to buy here three years ago. The home values have not drop much from that time. For families with children, GREAT! Many activities take place on the campus of Kingston Elementary, soccer, football, baseball etc. Neighborhood park. Very close to 264. Only downside, bugs! Lots of them due to the amount of water. It's a trade off I don't mind, though.

"Old Well-Established Neighborhood"

Kings Grant is an old developed neighborhood in Virginia Beach. It has lots of neighborhood parks and lakes. There are two elementary schools in the neighborhood. Both are good schools, one is one of the best in Virginia Beach. There are tons of families with kids and the lots are huge. The neighborhood is in a great location. It is close to lots of grocery stores, shopping, and restaurants while be ing quiet even though it is close to base and the beach.
